I. COURSE DESCRIPTION
Examines the tax consequences of owning real estate including the ownership and operation of real property; sales, conversions, foreclosures, leases and abandonments; tax aspects of financing; real estate investment trusts; and real estate holding companies. Prerequisite: TXX 5762.

III. LEARNING OUTCOMES
Learning Outcomes The student will have an understanding of the impact of federal taxation on real estate transactions at every stage - acquisition, operation, and disposition. The student would have also explored the tax implications of like-kind and same- kind tax deferred exchanges, installment sales, mortgages, settlements, and foreclosures. The understanding obtained by the study of real estate taxation will deepen tax professionals' grasp of this aspect of the law. This knowledge will also make them informed citizens who can assess the political and economic objectives of taxation. Tax planning ideas, including international structuring, will also become apparent. All of your professional skills will probably be underutilized or wasted if you are unable to communicate effectively, both in writing and orally. To further develop your communication skills, you will be expected to lead and/or participate in class discussion and to complete one research assignment. By the end of this course, the student should be able to: 1) Understand the federal tax consequences associated with real estate acquisitions. 2) Understand the federal tax consequences associated with real property leases. 3) Understand the federal tax consequences of real estate operations. 4) Understand the federal tax consequences of the disposition of real property. 5) Understand the federal tax deductions available to homeowners. 6) Understand the federal tax consequences associated with the sale of a personal residence. 7) Understand the federal tax consequences associated with securitized real estate investments.
